Welcome to "Sweetgrass Farm on Quam and Halleque Lakes"! Farms such as this simply do not come available very often. As you will see from the aerials, Sweetgrass is located in the prairie pothole region between Brandon and Kensington. It is then nestled between Quam and Halleque lakes with just under approx. 2 miles of total lakeshore. It’s hard if not impossible to come up with all the appropriate words to describe the opportunities and beauty that this property provides but in short, to have a property situated as it is that truly provides the full garment of game species for MN that it does is something special to say the least. A lot of work has been done by the sellers across the entire property to get it up to the caliber that it is. Clearing the old building site, newer power service, deep drilled well, fixing up the driveway and parking area, establishing/restoring prairie through the CRP program, multiple food plot establishment and various tree plantings top off the list. Lakeshore on not only one but two lakes is unheard of. You won't find much information on either of the lakes as neither of them have an established public access. Beginning with Quam which is the southern lake, there is an old DNR lake map (see the pics) that states the lake is approx. 14ft deep.
The fisheries data states northerns and bullheads for fish species. There are more however as perch and largemouth bass have been witnessed. There is some local rumor that there may have been walleye put in the lake a well as crappie. No verification to this but you can see in various aerials that other lakeshore owners have docks out and the seller states that he’s witnessed a couple fish houses out on the ice in the winter. Per this lake map, the northern lake is dubbed Halleque lake. Again, not much is known about this lake as there is again no publicly established access. It is assumed that it is shallower than Quam and primarily viewed as the waterfowl hunting lake however, the seller states that he has witnessed what he assumes may be spear houses closer to the outlet (which is on this property). So, possibly some fishing opportunities as well. One big feature however is the classic waterfowl point that one can walk right out to. The pole building is approx. just under 2,000 ft2 total with the main main cold storage area being approx. 48ft x 36ft with 10ft x 10ft roll up doors on each end and a very cool elevated loft/seating area with sliding door to look out over the landscape. There is then an approx. 8ft x 24ft insulated and heated area to stay warm while changing clothes. There is then the large covered concrete patio area that looks down and across Halleque Lake. It has a 200amp electrical service as well as a newer 2021 240ft drilled well. There are approx. 58.33 total acres restored in prairie through the CRP program that runs through Sept. 2030 and pays out approx. $6,864 annually. There are 3 main food plot areas that total just under 20 acres that are established in alfalfa. There is proven trail camera and harvest pics of mature bucks on the property given all the habitat work. There is obviously waterfowl opportunities but also pheasant and turkey as well. Utilize as is, build your forever home, establish a retreat, develop some shoreline, bring in your horses or cattle, begin a dog training facility, etc. etc. as the list for utilization opportunities just continues on and on. I could keep going on as this property simply stands out on its own but looking at all the pics and you should get an idea of what it will provide.
